1. Work with a Realtor when you need to sell your home:

You need an advocate to assist and advise you – someone who is on your side to protect your interests. You need a professional who understands the current market conditions as well as the area in which you live who will aggressively market your home. Don’t settle for less than that!

 

2. Base the asking price on true market value rather than needs or emotion:

If your home is not priced competitively, buyers will reject it in favor of other larger homes for the same price. At the same time, the buyers who should be looking at your house will not see it because it is priced over their heads. The result is increased time on the market, and even when the price is eventually lowered, the buyers are wary because nobody wants to buy a house that “nobody else wants”. This results in low offers and an unwillingness to negotiate. Every seller wants to realize as much money as possible from the sale, but a listing priced too high often eventually sells for less than market value. A property that is clean, uncluttered, and well maintained always shows better, and can result in an offer being written sooner in the selling process. Buyers are poor judges of the cost of repairs, and always build in a large margin for error when offering on such a property resulting in low offers and an unwillingness to negotiate. (Some buyers will not even consider a ‘fixer upper’.) The Seller is going to pay for it at some point, so you are always better off doing the work ahead of time.

4. Consult your Realtor before upgrading your home to sell:

Often times a seller will make an improvement to their home that they think will increase the home’s value. Sellers often unwittingly spend thousands of dollars doing the wrong upgrades to their home prior to attempting to sell in the mistaken belief that they will recoup this cost. If you are upgrading your home for your personal enjoyment – fine. But if you are thinking of selling, you should be aware that only certain upgrades are cost effective. 5. Choose a Realtor who tells you the truth about the actual market value of your home rather than the agent who promises the highest price:

6. Make it easy for Realtors to show your property:

Every time a Realtor wants to show your home that Realtor is trying get your house SOLD! Be accommodating when it comes to allowing Realtors to show your home, it will result in a quicker sale.

 

7. Create an effective marketing plan:

Good marketing exposes the property to the entire marketplace. It means distinguishing your home from hundreds of others on the market. It also means selling the benefits, as well as the features.
